Do Bandit Signs Work? YES!! Here are the essentials for ANY bandit sign!

Bandit signs are the single best marketing tool in my toolbox! I was skeptical for many reasons when I first read about the idea. I had seen those "We Buy Houses" signs all over town and normally in the bad part of my city. I thought it must be a scam. The more research I did the more the topic was brought up. How could some little sign either stuck on the side of the highway or nailed to a telephone pole get anyone to call? I would soon find out. I carefully chose my location and I posted 2 signs late one Friday night to test the waters. I got 5 calls the next morning and 3 more that afternoon. That was from only 2 signs! Sunday was no different as I received another 8 or so calls. I had no idea they would be that effective! Were there that many motivated sellers out there? I guess so! I've tested different methods on bandit signs and here are my findings and tips for a successful bandit sign campaign..


  • Size Matters! Don't mess with the 12 X 18, go at least 18 X 24. My calls dropped off dramatically when I tried the smaller size.  
  • Location, Location, Location If you post in a nicer neighborhood (especially one with a HOA) your sign won't last long. Think about where a sign would be most visible. My best locations are around off ramps, railroad crossings, and close to shopping centers. I also have a location that is an abandoned car lot that has had my sign up for over 6 months!
  • Avoid using too many words You want your message to be very clear and concise. I like to put one of the following messages: Sell Me Your House Today, Need To Sell Your House?, or I Buy Houses Fast Cash AS IS or something close to that. Anything more and it's too crowded to read. Also NEVER FORGET YOUR PHONE NUMBER!! I opened a Google voice account for free and it let me make up my own phone number and has a free voicemail also. (502) 536- 7355(SELL) By doing that if someone does want to track you down for other reasons, it won't give them your address.
  • Too many signs in one area You want plenty of signs out but avoid putting them on EVERY street corner. You risk the possibility of ticking someone off who may call code enforcement and they WILL contact you. Also if a person sees too many signs they will assume you are trying to scam them.
  • Don't do anything unethical or misleading I've actually seen signs saying "I close in 2 days". That is not possible and will come back to bite you. Also don't place your sign in front of your competitors signs or even throw away their signs. You should want to succeed the right way and trust me people will refer you to other deals if you do. If you are honest and work hard you WILL SUCCEED.
